Choosing the right tiles for your house is a lot harder than it sounds. There are many things that you will need to think about before you go ahead and buy a set of tiles. Whether you are tiling your bathroom floor, your walls, your kitchen or anywhere else in your house, you will still need to really think about the types of tiles you need before you go out and purchase them. Here are a few things that you need to decide upon.
1) The Material – As with carpets and wooden floors, tiles can be made out of a variety of different materials and you should have a look at a few of these materials before you choose. Each different material offers something completely different in styles and a completely different look. You will need to think this through carefully in order to find a tiles that suits the room as best possible and fits in with everything else you already have in the room. The most types of tiles are ceramic tiles, but it is possible to find tiles made from a variety of different substances. So choose carefully.
2) Texture – The texture of the tile is one of the most important things you need to think about, especially if you are looking for tiles to go on the floor. There is nothing worse than a horrible texture to a tile when you have to walk across it every day of your life so choose your tiles wisely. There are a lot of tiles that will become extremely slippery if they are wet and are therefore not suitable for a bathroom. If you are struggling to find the right texture for a tile then you can always ask an assistant as any tile shop near you for advice.
3) Colour/Design – As well as the material and texture of the tile, colour and design are obviously one of the most important things you need to think about. There is no point buying a tile that doesn’t fit in with the style of your room at all so choose wisely. A lot of tiles are available in many different colours so if you manage to find a tile that you like, it is always worth asking the store manager if they have it in a particular colour.
These are just a few of the things you really need to think about when choosing your tiles. If you make sure to choose your tile based on the items listed above you shouldn’t have any trouble.
The different types and styles of wood flooring
May 17, 2010
If you are thinking about having a wooden floor in one or more rooms of your house, then you will need to decide what type of wooden floor you want. Now, you might think that this sounds like a peculiar thing to decide, but believe it or not there are many different types of wood flooring. Here are just a few.
1) Parquet Style – this is a style of wood flooring where the entire floor is actually made up of multiple pieces of wood flooring that actually create a geometric design or pattern on your floor. The design is often repeated right the way across the entire room to give a stunning effect. This is quite an old style of laying down wood flooring but it still looks as great today as it did all those years ago. This is probably why it is still one of the most popular ways to lay your wood flooring.
2) Plank – Plank wood flooring is pretty much exactly as it sounds. The wood flooring is made up of large planks that are laid end to end and side by side until it covers the entire room. This is linear and has more width. There are many common types of this flooring and most are between 3 – 8 inches in width. However, you can get wider planks but these are usually made from solid pieces of wood and are less common due to them being more easily affected by moisture. This is a very common style of wood flooring and is used by most people.
3) Strip – These types of wood floors are also linear in style and are usually either 1 1/2″, 2 1/4″, or 3 1/4″ wide. Fitting this type of flooring in a room often gives the effect that the room is larger than it actually it. It is for this reason that this type of wood floor is perfect for those smaller rooms in the house such as the kitchen, bathroom, study etc, although they can be used in any kind of room.
Hopefully this has given you a little bit more of an idea as to the styles of flooring that are available when you are looking to buy wood flooring. You will need to make a decision as to the type of wood flooring you are opting for before you purchase it.
What to think about before decorating your house
May 16, 2010
Before you start to decorate your house, there are a lot of things that you will need to think about. You should certainly never go ahead and start painting without really thinking through what you need to do. In this article, we will try and run you through the things that you need to think about before you start so that you don’t get yourself in a mess. Enjoy.
1) Design – Before you even go out to buy all the things you need to start decorating you need to put a lot of thought into the sort of design that you want from your chosen room. You should start by coming up with a colour scheme and trying to find coulors that will work well together. One you have done this you can then start looking for the kind of colour paint that you would like or the kind of wallpaper you would need.
2) Cost – It is perfectly fine choosing what you would really like your chosen room to look like, but you may not be able to afford it. Before you go out and start buying what you need, you will need to work out an estimation of how much it is going to cost you. You can do this quite simply by estimating how many buckets of paint you will need based on the size of your room, or estimating how many roles of wallpaper you will need to buy etc. Once you have done this, you may find that you are well over budget. If this is the case you may need to make one or few alterations before going out and buying what you need.
3) Time – This might sound like a strange thing to think about before you start decorating but it is one of the most important we feel. Before you start to decorate you will need to make sure that you have enough time to complete the project. There is nothing worse than ending up with a half finished room and if you don’t judge the amount of time you need to finish your decorating correctly then it certainly will not be good. Just remember, it doesn’t matter if you have bought everything you need from the stores and are raring to go, if you don’t have enough time to complete the room, it is never going to look good.
We hope that this has given you a bit more of an idea as to what you need to think about before going ahead and decorating. Make sure to plan it through as we have said in this article and you will find that you won’t have a problem. If you do not have the right budget at the moment then think about getting some short term loans.
Advantages of having your property maintained for a landlord
May 12, 2010
There are many advantages of having your property maintained if you are a landlord. Here are just a few of them;
1) Less work - Although having your property maintained may cost a little more than if you did it yourself, one of the most obvious reasons is that it is less work for you. This would mean that you have a lot more time to concentrate on what landlords do best; make money!
2) Keep tenants happy – Having your property/property’s maintained will help keep your tenants happy. Now, you might think that this isn’t really a very big deal and that they have to pay the rent whatever state the property is in. But although this may inevitably be true, it is not really a good way to think about it. A good landlord would want their tenants to be happy where they are living. Also, if your tenants aren’t happy with the state of the property, due to low maintenance, then it is highly likely that they will constantly be hassling you to fix things and sort things out, and no landlord wants that. Also, chances are quite high that your tenants will begin looking for other accommodation, perhaps somewhere that is maintained properly, at which point you will be left without any tenants and any income, all for the sake of a few pounds.
3) More Rent – A property that is maintained well and to a high standard will obviously be able to pull in more rent. Tenants will often look for a place that has the edge over the other places that they have looked at and even if it costs a little more, they would usually rather live somewhere nice and well maintained than in a ‘run down’ old house that needs a lot of work.
4) Health and Safety – If you don’t maintain your property properly and it is found that there are health and safety problems then you could get yourself a large fine or even sent to prison. Maybe there is a gas leak that you refused to have fixed because it cost too much money; this could mean the end of your career as a landlord.
Hopefully you can see from the points we’ve listed above that it is extremely important to maintain your property well, as well as beneficial to yourself (the landlord) in most cases.
The Importance of Property Maintenance in London
May 11, 2010
Maintaining your property if you are a landlord is extremely important, wherever your property is located. However, it is just as important, if not even more important if your property is located in London. Here are just a few reasons why;
1) People Expect More – London, as you will all know, is the capital city. You will probably know that the living costs in London are pretty much the highest throughout the whole country. It is for this reason that you need to make sure your property is absolutely spot on. Because the living costs are so high, and rent is so high, people will expect a lot for their money. They will not expect things to be broken and things to be falling apart and need renovation if they are paying top price for a property.
2) Competition – London is a huge city and there are millions of properties. Because there are always so many properties available for rent in the area you will need to make sure that you property stands out amongst the rest. If people come and view your property and they find that they can get a property that has been maintained to a higher standard for the same price that you are charging for your property, then they will most certainly go elsewhere. This will mean that you are left without tenants and therefore you will make no income from your property, as well as paying constant fee’s to have your property on the market, only to keep putting off your potential tenants with poorly maintained property.
3) People will sue you – If your property is poorly maintained then there may be many health hazards in your property. If one of your tenants gets injured by any of these health hazards then there is always the chance that they will sue you over it. These chances are even higher in the capital city as many people have well paid jobs. If something in your property insures these people and they are unable to work, you will be left with a huge court case and could end up losing your property and even end up in prison.
I hope this has helped you to understand the importance of proper maintenance of your property in London. Although some of the points we’ve mentioned in this article may sound scary, just remember, keep it maintained well and you won’t have any problems.
Using environmentally friendly building materials
May 7, 2010
Currently, climate change is becoming a huge issue and it is believed that human activity is causing the planet to heat up faster than it normally would. Often people don’t even understand what they are doing to the environment. Let’s look at it this way, in the UK climate change has manifested itself with higher temperatures in the summer and flash flooding is becoming more common.
A lot of us choose not to care about the environment but it is possible for each one of us to make a different to the environment simply by just making minor changes around our homes. For example, we can start thinking about the way we use energy, the way we make energy, how we dispose our waste and how much water we really need to use.
We could also consider making some home improvements; this means that we could start using greener materials when doing something as basic as painting our living room, fixing a broken shelf or refurbishing our bedroom. Breway, would like to give you a short guide of the greener materials you can use when you decide to decorate your home.
PAINT
Volatile organic compounds (VOCs) are added to paints in order to slow down the drying process so a smoother finish is achieved. VOCs also increase the lasting period for a product.
Paints can release low lever toxic emission into the air for years after it is applied. The source of these toxins is a variety of VOCs. Many of them are linked with numerous health problems, such as headache and asthma. Volatile Organic Compounds (VOCs) are chemicals that will evaporate easily into the air usually at room temperature and often give a distinctive smell – so you can avoid this by using paint that has low VOCs.
PLASTER
Now, you are able to buy plaster that uses natural ingredients, this often means that the plaster would contain plant extracts, chalk, quartz and lime. Traditionally, a mix of lime and sand, horsehair or straw is used for the first coat of render – then, lime and water used for the second set coat. Natural plaster helps buildings to breathe more easily because it is made of breathable material, which absorbs moisture. They are available in different textures, therefore, it is important that you assess your building and decide which is the most useful material to use.
WOOD AND TIMBER
Using wood for your home is a beautiful way to bring the natural world inside. It is a warm material that with good craftsmanship it can add grace to your home. But the problem is that wood has been used as a material since time began, as a result almost half of the world’s original forests have been chopped down (approximately 7.4 billion acres). So we need to be more careful the kind of timber we use.
FSC Logo
When buying wood, look for products that is certified by the Forest Stewardship Council, this is a international, not-for-profit organisation that were established to handle the management of the world forest. It means that wood which is stamped with FSC logo has been sustainably – managed.
Recycled or reclaimed wood
Reclaimed wood can come for a variety of sources including old barns, warehouses and turn of the century wooden buildings that have been abandoned or ready for demolition. There are many companies that specialise in salvaging all kind of wood that sell it for your own goods.

Tips on Using One-Half Inch Drill
May 4, 2010
Because it has more power than smaller drills, the 1/2-inch drill can bore larger holes without overloading its motor and risking a burnout. It turns at a much lower rpm, however, and so is not as well suited for sanding which requires high chuck speed.
Use the 1/2-inch drill for a large-diameter drilling and boring metal, masonry, or wood. Where deep holes are to be bored in large timbers, as in boat-building and heavy construction work, use a reversible drill. In reverse, the spiral-fluted bits can be quickly backed out of holes they have made. Because of their greater power, all 1/2-inch drills have an extra handle mounted at the side, necessary for control. The handle is removed when it is necessary to get into a tight spot such as a corner.
The 1/2-inch drill is a must for drilling holes in masonry. If the going is tough, start with a small carbide drill and then finish the job with the desired size.
Special stands are made for most 1/2-inch drills to convert them into a small drill press. Removing the drill from the stand is just a matter of a few seconds.
Tools Used for Sanding with Electric Drill
1. Drum sander – comes in various grit sizes for rough or fine work. It is used mainly for smoothing edges, also sands curved and flat surfaces.
2. Ball-jointed rubber backed disk sander – can be used for rough sanding and paint removal. It can be fitted with bonnet for polishing
3. Steel drum rasp – made in several sizes, has a 114-inch shank to fit drill chuck. It is used chiefly for rough sanding on curved surfaces.
4. Disk sander – can be used freehand or with the drill mounted on a stand. Stand to one side when using. Wear protective goggles.
Miscellaneous tools:
Chipping wheel is used for removing flaking paint from concrete floors and other surfaces. Rotating wheels have hard ended steel points.
Paint sprayer attachment uses drill to power compressor. It comes with rubber hose, spray pint cup, mounting hardware.
Paint stirrer mixes and thins. Put it in paint before turning on drill. Leave it in 10 seconds after stopping drill.
Screwdriver attachment enables you to drive or remove screws rapidly. Handy when many screws are involved.
